Detroit’s first single-family waterfront development in decades

Detroit will build single-family waterfront homes for the first time in over 24 years at Shorepointe Village at Grayhaven, an exclusive gated community along the Detroit River on the city’s east side. The goal of this boutique project on Grayhaven Island is to transform the remaining waterfront lots into 10 new homes, each with a backyard dock equipped with electrical hookups.

The pioneers of the development are the Detroit-based companies FPJ Investments LLC and Saros Real Estate Services in Grosse Pointe.

Earlier this month, renderings of the two available home models were added to Realcomp.

Spencer Ray of Jim Saros Real Estate Services highlighted the uniqueness of this property, pointing out the innovative floor plans. “What makes this property so special is that the master bedroom is on the first floor, complete with en-suite bathroom, and two additional bedrooms are upstairs,” explained Ray.

Buyers will have the option to choose between two models offering either 1,500 or 1,900 square feet of living space. Each home will feature high-end finishes, three bedrooms – including a main floor master suite -, three bathrooms, a downstairs laundry room, ample storage and an attached two- or three-car garage. The boat docks in the backyard will be equipped with electrical hookups.

The main level includes an open kitchen, living room with fireplace and double vaulted ceiling, dining area, laundry/mud room, powder room, and master suite with en-suite bath and walk-in closet. There is a spacious deck to the rear for waterfront entertaining.

The second level will include two bedrooms, a full bathroom and a deck with water views.

Residents also have 24-hour security and access to a private pool available only to residents.

Price incentives for Phase 1 are now available. The 140-square-foot home starts at $499,900 and the 175-square-foot home starts at $569,900. According to the development’s website, prices are expected to increase as homes sell. Additionally, buyers can take advantage of the NEZ property tax abatement, which offers first-time residents tax savings on new construction for up to 15 years. Construction will begin once buyers place reservations.

“I think it meets a need in the city,” Ray said, emphasizing its appeal to those seeking a private residence outside of downtown high-rise developments.

Access to Shorepointe Village is through a 24-hour entrance, then through Grayhaven Marina Village, across a small bridge and through another gate to enter the community. The island is currently home to 41 custom-built waterfront homes ranging in size from 3,200 to 4,000 square feet and is part of the Shorepointe Village Condo Association.

Jimmy Saros of Jim Saros Real Estate Services noted, “I have never seen anything like this in the Detroit metropolitan area. The waterfront location makes this a truly special development.”
