Bomb-damaged building on 2nd Avenue has a new owner who wants to offer short-term rentals

The historic Nashville restaurant may not return, but the building itself still has a future, now as a possible home for Nashville residents and tourists alike. T2 Capital Management, a private real estate firm, purchased the building in hopes of revitalizing Second Avenue after the Christmas Day 2020 bombing.

The former four-story Old Spaghetti Factory building is now vacant, but T2 plans to convert it into a short-term rental building, with retail space on the ground floor.

This purchase announcement came just a month after the City Council approved an exemption for 55 short-term rentals on the site. The exemption was necessary because the building is less than 100 feet from Riverfront Park, where rental properties and public parks in such close proximity are prohibited under city planning laws.

T2 CEO Jeff Brown told FOX 17 News they plan to add some new floors and do a deep clean of the badly damaged building. He said they plan to keep an eye on preserving the old spaghetti factory that many knew and loved.

“It’s a 100-year-old building, incredibly well-built, the plans are still in the works, but our intention is to preserve what’s there now,” said Jeff Brown. “As far as preservation goes, we’re conscious of that, we’re even talking about what we name the building. We want to honor the Spaghetti Factory and the immensity that so many in Nashville feel for what that building was.”

Construction is scheduled to begin in summer 2025, and Brown said he hopes everything will be finished by the end of 2026.

The city is currently restoring sidewalks and roads on Second Avenue following the bombing. Construction workers told FOX 17 News they expect the street to be open to the public again next year.
