HGTV superfans have the rare chance to own a piece of “Fixer Upper” history: One of chip And Joanna Gaines‘ most unique flips are on the market for just under $1 million.
Located in McGregor, Texas, the seven-bedroom, four-bathroom property was featured in the third season of the couple’s hit series in 2015. It quickly became one of the show’s most iconic homes and was aptly named “Magnolia House.”
And it is not just the name that makes the property, built in 1880, so special.
In an episode titled “A Second Home for the Holidays,” viewers watched Chip and Joanna fall in love with the dilapidated house so much that they bought it themselves when their clients turned it down.
After spending just $199,900 on the property, they took on the renovation as a passion project and transformed the house into a stunning (and lucrative) vacation home.
Now, nearly 10 years later, the property is for sale with a whopping $800,000 price increase.
For that price, however, the future homeowner gets a lot of property, as the listing includes not one but two homes: a four-bedroom main building—now called the McGregor House—and the three-bedroom Carriage House, which can accommodate up to six people.
Since Chip and Joanna sold the property in 2023, both homes have been used as rentals and listed on Airbnb and VRBO.
And although the couple no longer owns the property, the beautiful renovations are still intact.
They have fitted both buildings with hardwood floors and completely renovated all the rooms. Joanna’s typical modern country style is evident throughout, although she was careful to preserve and restore some of the beautiful old windows, woodwork, fireplaces and built-ins.
And the couple also left behind a delightful and completely intact gazebo at the back after sprucing up the structure with some woodwork and fresh paint.
The Realtor.com® listing describes the 2,700-square-foot property as a perfect example of how “small-town charm meets Magnolia’s timeless, iconic style,” adding that the home is ideal for multigenerational living or as a popular short-term rental property.
The description raves about the “b” of the apartmentBeautiful hardwood floors, sun-filled rooms and unique details.”
Meanwhile, a detached garage with additional space and a guest toilet could be used as an office, private studio or entertainment room. In addition, the The lush, carefully maintained grounds are fenced and feature a lovely gazebo.
The home, just a short drive from Waco, Texas, has already proven to be a popular short-term rental. Guests have been able to rent the entire property for rates ranging from $800 to $999 per night, while rates for the main house have been around $400 per night. Rates for the Carriage House have averaged $375 per night.
