A proposal to build 46 detached single-family homes on 10.15 acres east of Auburn Road and south of Blackburn Canal in unincorporated Sarasota County will be the subject of a public workshop on Tuesday, August 20.

The development would occupy the northern half of a 20.3-acre site owned by San Antonio, Texas-based IHeartmedia Entertainment, Inc. and located at 282 N. Auburn Road, according to the development’s concept plan.

Morris Engineering will host the meeting at 6pm on Zoom

There is currently a radio tower and a film and video production company in the southern part of the site.

The entire property is in flood zones X and AE. Flood insurance is required for buildings constructed in the portion marked AE.

The property is currently zoned as Sarasota County Open Use Estates and the applicant wishes to convert it to a medium density residential development.

The property is bordered by Venice Palms to the east, Sawgrass to the west, Venice Acres to the north of the Blackburn Canal, and undeveloped land to the south of the portion where the radio towers and media companies are now located.

Neighborhood workshops are not public hearings. They are usually the last step before an application for a project is submitted. They give the developer an opportunity to inform neighbors of the proposal, discuss the concept plan, and solicit comments.
